Description:

The conversion of a large furniture store 1,800m2 on the first floor into an Outpatients Facility for the HSE. This project involved the complete demolition of the internal walls; partition walls; floors; suspended ceilings & toilets. This brought it to a blank canvas, so that we could construct the rooms, offices, reception, waiting areas etc. that the Client had requested.

A new entrance was constructed to enable ambulance drops offs & two new Lifts were installed; a new Gas Line was constructed; also, we upgraded Street Lighting; Car Parking & Line Marking; Landscaping & all associated groundworks, such as foul & sewer & storm water.

This high spec fitout included the construction of 15 No. Consultation Rooms; Cardio Gym; Phlebotomy Room; Various Stores; Comms Room; Plant Room; Staff Canteen; WC & Showers for both patients & staff.

Services Provided

The project comprised of complete demolition of all internal walls, partitions, floors & suspended ceilings so that it was a blank canvas.

Fire proofing the entire upper floor from the other businesses in the existing building below & adjacent to this facility.

Lift pit broken out; Trolley Lift & Passenger Lift installed. Partitions installed, slabbed, plastered, painted to high specification for each of the 15 No. Consultation Rooms for the HSE, along with a Cardio Gym, Phlebotomy Room, Store Rooms, Staff Room, Staff & Public Toilets & Shower Rooms, Staff Kitchen, New Reception, various clinical and non-clinical medical rooms, various public waiting areas with various high spec lighting throughout the building, intercom system, CCTV for security, mechanical including all plumbing & air conditioning facilities, suspended ceilings, non-slip marmoleum flooring with coved skirting for hygiene & FF&E fitted throughout all rooms.

Ensuring the decibel level required was reached to facilitate the privacy level needed within each of the Doctors Consultation Rooms.

Airtightness Membrane & Airtightness Tape used throughout the building & commercial nZeb Standards used on this build.

Some Fire Stopping & Mechanical Works took place out of hours in the neighbouring store on the ground floor to ensure we did not disturb their business & all noisy works were restricted to certain hours of the day as to not interrupt the businesses within the retail park.

All external site works including landscaping, car parking, tarmacadam & line marking, installation of a new gas line and all associated site works were all carried out while the site was Live & Full Traffic Management was in place as per Chapter 8 to ensure pedestrians, staff & customers of the retail park were safe at all times. The retail park was used by the Children of the nearby school as a pick up & drop off area- so we had to ensure that deliveries were outside of the school hours to avoid any accidents with trucks reversing. Cranes & Teleporters were used on this site to get materials up to the first floor on a restricted site.

Stage. i.e. Site Safety set up; Traffic Management; Excavations; Lift Pit broken out & installed; Blockwork; Supervising M&E & all Sub- Contractors i.e. Block layers, Slabbers & Plasterers, Fire Proofing, Suspended Ceilings, Painting, Flooring Specialists, Lift Specialist, Carpenters, Steel Fixers etc.; Fire Proofing the building; Liaising with Design Team & FF&E Contractors to ensure correct FF&E Fitted; Ensuring the Programme runs smoothly & on time; Carrying out Progress Reports regularly; SSWP & H&S carried out daily; Ancillary Certs, Handover Certs all submitted for BCAR. We completed all certs & test results relevant as per the BCMS Inspection Plan.

Good communication consistently was used throughout the project with the stakeholders to ensure construction work did not impede on their relevant businesses in the live retail park.

Our Project Management Team ensured all works were carried out in accordance with the Safety, Health & Welfare at Work Act 2005, Health & Welfare at Work and all current Health & Safety Legislations to ensure safety on site. Site specific documents such as Construction Stage Health & Safety Plan, Risk Assessments, Method Statements were developed specifically to meet the clients design & specification requirements. Regular internal audits were carried out by our Foreman on site as well as our H&S Officer to ensure that required H&S standards were met on a continuous basis and reported back to the Contracts Manager to ensure continuous improvement was achieved where required.  Site specific internal management meetings took place on a fortnightly basis to monitor our Safety, Programme, Resources & Quality. These meetings were chaired by a Director of PS Carmody Contractors Ltd.
